  • 90-day period to finalise the sale from the date the deposit is received.
  • First 14 days — free change of property: you may switch to another available property at no charge; the 90-day period restarts from zero.
  • After 14 days or second change — a fee of 3% of the deposit is retained; the remainder is applied to the new property.
  • After 90 days without completion — the deposit is retained in full by Golden Highland Co., Ltd. unless a property change was made within the 90-day window.
  • All transactions are handled by our legal partners in full compliance with Thai land law (30+30+30 leasehold, usufruct, or Thai company structure).
  • A signed reservation agreement is sent within 24 hours of payment confirmation.

Network Share — 50% of your commission If you bring a buyer through your own network (contacts, referrals, social media), 50% of your commission is paid directly to you at sale close. The other half is retained by Golden Highland to cover management, follow-up and sale costs.

The total commission received by the platform is 3% to 5% of the sale price. The network partner receives 50% of this commission, i.e. 1.5% to 2.5% paid directly at closing. No entry fee — you submit, we sell.

Whether you are looking to acquire a building plot, a beachfront villa or a rental investment property, Golden Highland is with you at every step — from property selection through to title transfer at the Land Department.

Property Selection Site or villa visit, presentation of legal documents (Chanote), verification of access and easements.

Reservation — 10% Deposit A deposit of 10% of the sale price is paid upon signing the reservation agreement. The property is immediately withdrawn from the market and reserved exclusively in your name.

Completion Deadline — 90 Days You have 90 days (3 months) from signing to finalise the sale: securing financing, additional checks, and setting up the legal acquisition structure.

Final Signature & Transfer Signing of the deed of sale and official title transfer at the Land Department in the presence of a lawyer.
⚠️ Deadline Not Met — Deposit Forfeited If the sale is not finalised within the 90-day period without prior written agreement from the company, the 10% deposit is permanently retained by Golden Highland Co., Ltd. as a holding indemnity.
✔ Right of Withdrawal — 14 Days After Reservation (1st Change Free) After signing and paying the deposit, you have 14 days to switch to a different property at no charge. Your deposit is fully transferred to the new property — the 90-day deadline resets to zero.
⚠ 2nd Change or Change After 14 Days — 3% Fee For a second property change, or any change after the 14-day window, an admin fee of 3% of the deposit amount is deducted. The remaining 97% is transferred to the new property and the 90-day deadline resets.

Exact terms are detailed in the reservation agreement provided at signing. Legal consultation included for all Golden Highland buyers.
